Early on in my apartment locating career I worked in a professional apartment locating brokerage. They had a great reputation, hundreds of 5 star google reviews, and a lot of cool agents working in the office.

I was thrilled.

They gave me basic training and some leads to start off with. The commission split was 60-40. From any deal I would get 60%, and the broker would get 40%.

This worked well....in the beginning.

I learned the ropes on how to do client research (which was easy), do tours (which was easy) and basic lead generation (also easy).

It was all useful enough to show me how to make money.

Great.

However the training didn't last long. Once they showed me the bare basics they'd send me an occasional lead and that was it. I was on my own to get most of my own leads. I had to learn how to organize my business on my own.

And then I got really good at lead generation.

So good, that I was generating way more leads than the brokerage was sending me.

Which was great....I was making really good money fast.

But that was also the problem. I was generating my own leads...but the brokerage was still getting their 40% cut. It didn't matter that the training stopped, or that I was getting my own leads. The broker was getting their pound of flesh.

About 8 months after joining the brokerage I ran the numbers. I wanted to know how much money I paid the brokerage from leads they gave me versus leads I I generated.

I made $11,000 from leads the broker sent me.

But then this number got to me.

I paid the broker $27,000 from leads I generated on my own.

Holy fuck. I was stunned. I can't believe I had given away so much of my work to somebody else for value they hadn't added. I realized I basically paid $27,000 to have a broker give me a few hours of training and leads I could have gotten on my own.

I had on obvious realization. I could get my own leads. I could organize my own business. I could do everything on my own.

So I left and joined a zero-commission brokerage. From that day on I haven't given anyone a single dollar in commission. I kept everything.
