In apartment locating there have traditionally been two options.

You could join a big apartment locating brokerage.

This is where most people start. You'll get some training and some leads. Then you'll get thrown into a room with a bunch of other locators with the same training you got. You'll close some deals and then your broker will take half of your money (if not more).

For too long real estate has been all about the Broker.

Go to the websites of any major real estate or apartment locating brokerage. You'll recognize the brand, but not the people. They'll brag about being the "top producing agent/office" or the "fastest growing company".

Why it's a problem.

Here you will be a just-another-locator behind a big brand.

You'll notice something curious. The only people making real money are the brokers. Everyone else is living off scraps.

Sure, you'll make some money which is better than nothing.

But the broker? They sit back, send you leads, take most of your commission, get the online reviews and the public reputation.

Here's what you won't get. 

That's not an accident. 

These brokers don't want self sufficient entrepreneur agents. They want dependent employee agents who do what they're told. 

They have no incentive to give you anything beyond the minimal training.

The more self sufficient you are, the less you need them.

Brokers don't want that. 

It's no wonder so many agents and locators leave the industry with a bitter taste in their mouth.

There's the other path.

You can join a small brokerage where you have autonomy and you get to keep most of your money.

Great.
