$4400 in under 5 hours in Apartment Locating

I just closed a deal that's going to pay me $4400.

What did I do to earn that?

I got a referral from a friend I met on a retreat to Big Bend National Park.

Hey Alex, I'm going to send you some friends of mine. They're moving to Austin from Chicago this summer and I know you're the guy to talk to.

Perfect, send them over.
I said.

I took them through the process I've been refining for years. A 20 minute phone call, an initial report, some feedback, and finished with one of my world famous spreadsheets.

They loved it.

They flew into town to tour. We met for coffee so we could get to know each other. Immediately we hit it off. Not as client-agent, but as friends. We had the same interests. We had tons to talk about.

They didn't know Austin well. After our first tour I could tell they were looking in the wrong neighborhood.

Hey, I know what you guys are looking for, and this neighborhood isn't it. Sure, it's nice, but for what you want, you'll want to check out this other part of town.

Because they trusted me, they took my advice. I re-arranged their tour schedule so we could focus on where I knew they'd be happier.

I took them to the building I had the strongest feelings about. It had everything they wanted, and was in the neighborhood I knew they'd love.

They weren't even looking in this part of town, but are happy they did.

They signed on the spot - a two bedroom apartment for $4400 with six weeks free. The building pays 100% commission. That means I'm going to make $4400.

So let's review.

I made a friend on a retreat to Big Bend National Park. That friend referred their friend to me.

I spent 20 minutes on the phone with the couple, and about an hour and a half on research and apartment appointment bookings. On a tour day it was 30 minutes of coffee, 30 minutes of driving, and 2 hours of apartment tours.

This was less than 5 hours of total work.

I didn't just make $4400. I made new friends. I changed somebody's lives. Without me they probably would have picked the wrong neighborhood. When they finally make the move, I'm going to introduce them to the kinds of people and networks I know they're going to thrive in.

All because I went on a baller retreat.

These are the days that make me love apartment locating. Sure, not all deals are this smooth or profitable, I have countless other stories like this.

Apartment locating isn't just about the money (although the money can be very good)- it's about the people, the connections, the service, and life you get to live because of it.

This Zero to $10k course will take you through the journey of building your own locating business.
