Trick question. It's all of the above. Or at least, it can be.

Apartment locating is whatever you want it to be. You can join a classic apartment locating brokerage where they'll give you leads. There apartment locating is a job. In exchange for leads your broker will expect you to service those leads.

You will be held to quotas to make sure you're converting those leads and making money. Some brokerages will expect you to come into the office to handle phone calls, walk ins, and client meetings.

Here, apartment locating is a job, but without a salary...or benefits.

Maybe you don't want a job. Maybe you just want to add a few thousand to your bottom line each month so you can do other shit.

In this way apartment locating can be a side hustle. If you're in a Zero-Commission brokerage (like I am), your broker won't care if you're in the office 9-5. You can take as many leads as you want. It only takes a few hours easy week to work a few clients. With your spare time you can do whatever you want. You can raise kids, pick up art projects, write your brilliant new book (like I am), travel the world, or whatever.

Or it can be a business.

If you want to go all out, close a ton of deals, and make as much money as you can - you can turn apartment locating into your own business.

Personally, I go back and forth between Side-Hustle Apartment Locating and Full Business Apartment locating. Sometimes I want to grind hard and make a ton of money. Sometimes I want to book one way trips to Europe and travel for months. Sometimes I want to focus on writing projects. Sometimes I want to just take it easy.

The great thing about apartment locating is that you can make it whatever you want it to be.
