"I just want to learn how to get more leads" is the most common response from people I talk to entering apartment locating.
Leads are important, sure.
But "more leads" is the totally wrong framework.
Tell me. Would you rather have 50 shitty leads who sign at zero/low commission buildings or who can't even pass an apartment's background check?
Or would you rather have 1 great lead with a high budget and no background issues who closes at a building that will pay you $2000 without any fuss?
The point is simple. You don't want more leads. You want GOOD leads who turn into GOOD clients that become GOOD deals.
But even that's not enough. Say you get 100 amazing leads with high budgets.
What are you going to do with all of them? Are you going to give them all the same great service? How are you going to keep track of what everyone wants? How are you going to communicate with them all? How are you going to do all of that without going crazy?
If you're like most locators, you will become a victim of your own success. You'll get bogged down with so many leads and clients you won't know how to juggle them all. Your service will suffer. Clients will ghost you. Amazing leads with become amazing clients....for other apartment locators. You will get overwhelmed and miss out on a ton of money.
I've seen this happen to so many people.
So no, you don't just want leads. You want GOOD leads that become GOOD deals. Then you need GOOD systems and processes to close ALOT of deals.
