I'll tell you one of the most important lessons I learned in my early days apartment locating.
Early on in my apartment locating career I was part of a popular brokerage. We had a weekly meeting where we'd each share how many clients they were working with at one time.
One agent started: 10 clients.
The next: 12 clients
The next: 8 clients
The next: 15 clients
The next: 18 clients
Then it came to me.
52 clients.
Nobody clapped. Everyone sat silently thinking I was full of shit.
__No really, I'm working with 52 clients right now.
How are you not going crazy right now? One agent asked. They wondered how I was so....relaxed.
Let me show you!
I pulled out my phone and showed them my sales software app. It had everything. I showed them every client. Each had their contact information, our emails and texts, the notes I had taken, and the research I had sent them.
Everything was completely organized.
The crazier part was that I was one of the newest agents in the brokerage. I was a few months into the business making 3x the money as people who had been working there for years.
The difference between me and them was that I started with good habits.
Everyone else had a patchwork of random systems and processes that looked like pure chaos. Some ran their business on pen & paper. Others used horribly disorganized spreadsheets. Some even tried to go off of plain memory.
This was an obvious problem. If I could get everyone to use this software, all of our productivity would sky-rocket!
So I tried to get people to use my approach. I figured my results would speak for themselves.
They didn't.
Despite the fact that I was making way more money while dealing with way less stress, I couldn't get anybody to use the sales software.
By that time everyone had grown used to their own systems. They couldn't make the switch.
Eventually they all quit the business. They were old dogs who couldn't learn new tricks.
As for me, I would scale the exact same systems and processes I started building early on into the multi-six figure apartment locating company I run today - Taco Street Locating.
This is a big reason I usually hire agents new to the industry. Newbies don't have years of bad habits that need to be unlearned. Newbies can start fresh with great habits and approaches that can scale.
This is the hidden cost of not-learning good fundamentals right now.
The longer you go in the business with bad habits, the harder it will be to unlearn those habits, and the worse your results will be.
