There are many great reasons to start apartment locating. I'll tell you the big reasons and why it was such an important decision for me.
Intro to Entrepreneurship
I have two business degrees from one of the top undergraduate programs in the country.
I burned those degrees.
Virtually nothing I learned (other than maybe working on spreadsheets) prepared me for doing business in the real world.
Everything important I learned in business I learned through apartment locating. This includes, but isn't limited to the following.

Access to The Real Estate Market
There's a reason so many people get into real estate. It's because there's a bunch of money to be made. See all those cranes making apartment buildings around you? That's opportunity right in front of you.
I know I get giddy when I see a new apartment getting built. Every new building needs new tenants, and apartments will almost always pay you to bring them. I've made tens of thousands of dollars from single buildings in the year after they open. I get excited every time I see one getting built.
Besides, This isn't like selling CBD dog treats or fidget spinners. You're selling something people NEED. Housing is always in demand.
Great Economic Fallback Strategy
When do people do when they can't afford a house?
They rent.
That, in a nutshell, is why apartment locating is a good economic fall back strategy. If the economy crashes and people get pay cuts, can't afford to buy a house, or have to sell...they still need places to live. So they rent.
Knowing from personal experience, apartments also pay higher commissions when things go south. They can't afford vacancy, so they pay more to get tenants.
I had my best year ever in 2020 when the COVID was making the world was fall apart.
Great Professional Fallback Plan
Learning apartment locating gives you a permanent professional backup plan. Apartments aren't going away. People looking for apartments aren't going away. Commissions aren't going away.
Besides, apartment locating isn't like a job where you have to be all-in or out. Apartment locating is a business that you can jump in and out of whenever you want.
Say you move to another real estate niche, become a popular Instagram influencer, start another business, travel the world for a year or whatever exciting millennial shit you can think of. You can always come back to apartment locating as long as you have a real estate license.
You will always have a way to make money no matter what happens.
Easier/Lower Stress Real Estate
Easier
Simpler transactions. You don't have to know the ins and outs of contracts when it comes to apartment locating. You're not filling out contracts, negotiating pricing, dealing with people freaking out during the closing process, pre-approvals, appraisals, inspections. None of that headache and stress. You don't touch any of that.
Less Stress
With any client-focused business, your client's stress invariably becomes your stress.
Apartment locating is much less stressful than buying/selling houses. You aren't negotiating prices, dealing with inspections, foundation issues, repairs, financing, disclosures, or any of that stuff.
Whereas people buy houses for years and decades, people tend to rent for a few.
People don't freak about renting apartments as they do with buying and selling houses.

Spending time with clients can be a lot of fun! I've made good friends with many of my clients from hanging out with them during our time together.

Remote Work/ Work from Home
I haven't worked in an office for over 5 years. I was working-from-home long before the pandemic made it cool. These days I work from my kitchen counter or the co-working space at a local rock-climbing gym.
I even close many deals when I'm in other cities. Because many apartments don't require me to be physically present for tours, this means I can do much of my work remotely. This means I never really have to "take time off" when visiting family or friends. I can even run the business through my cell phone.
Detach time from money
In the normal salaried world you earn money with time.
Real estate is different. Sure, all else equal you will make more money if you put in more time. But often money you make is totally detached from the effort it took to make it.
For example, I've spent months working on a deal worth that ended up with $0. I've also closed a $4000 deal in an afternoon.
High income potential
I went from totally broke to making 6 figures in what felt like no time at all.
Survivor's Bias
There is a survivor's bias in apartment locating. The longer you survive in the business, the more likely you will continue surviving.
Repeat Clients
- Some clients will move year after year. This means money will literally fall into your lap. It's awesome.
Referral Clients
- You do good work for a client.
- Client is happy.
- Client tells friends about you.
- Client's friends contacts you.
- You make more money.
- More clients. More referrals.

I can't stress this one enough. Apartment locating is why i wake up when I want, travel when I want, spend time with friends and family when I want, work from where I want, and basically live how I want to live.
Seeds for home buying/selling
You know what people eventually do after renting apartments?
They buy houses.
You know who they trust to help them find a house? Somebody they already trust who knows the real estate market.
I wonder who that could be....

If you want to eventually transition to traditional real estate where you do home buying and selling, apartment locating is the best way to start without having to kill yourself on cold calls.
Every apartment client is a potential "seed" into a home-buying client.
